How Much Does Property Management Cost in Kansas City?
Alpine uses transparent, tiered pricing based on the monthly rent each property collects. The more a property earns, the lower the percentage. Management fees are charged only on rent that is actually collected, so if a tenant does not pay, you are not billed a management fee that month.
| Monthly Rent | Management Fee | Example Monthly Fee |
|---|---|---|
| Under $999 | 10 percent ($60 minimum) | $900 rent = $90 |
| $1,000 to $1,499 | 8 percent | $1,200 rent = $96 |
| $1,500 to $1,999 | 7 percent | $1,700 rent = $119 |
| $2,000 to $2,499 | 6 percent | $2,200 rent = $132 |
| $2,500 and up | 5 percent | $2,800 rent = $140 |
What Is the Cost to Begin Property Management?
The one time cost to begin services has two parts. The first is a $100 set up fee per portfolio to configure your account in Propertyware. The second is a Repair Reserve Fund of $500 per door, capped at $2,000 per portfolio. The reserve is a refundable escrow that covers emergency repairs and utility payments during management, and it is returned to you when you exit management. It is not a fee.
| Number of Doors | Set Up Fee | Repair Reserve (refundable) | Total to Begin |
|---|---|---|---|
| 1 | $100 | $500 | $600 |
| 2 | $100 | $1,000 | $1,100 |
| 3 | $100 | $1,500 | $1,600 |
| 4 or more | $100 | $2,000 (max) | $2,100 (max) |
Worked Examples
Here is how the math works for three common Kansas City portfolios: One $1,200 rental: The $1,200 rent falls in the 8 percent tier, so the monthly management fee is $96. The cost to begin is $100 plus a $500 reserve, for $600 total to begin. Three rentals at $1,400 each: Each $1,400 rental is billed at 8 percent, or $112 per month, so three properties total $336 per month. The cost to begin is $100 plus a $1,500 reserve, for $1,600 total. Five rentals at $1,800 each: Each $1,800 rental is billed at 7 percent, or $126 per month, so five properties total $630 per month. The cost to begin is $100 plus the $2,000 reserve cap, for $2,100 total to begin.
Frequently Asked Questions
How much does property management cost in Kansas City with Alpine? Alpine charges a tiered monthly management fee based on rent collected per property: 10 percent under $999 with a $60 minimum, 8 percent from $1,000 to $1,499, 7 percent from $1,500 to $1,999, 6 percent from $2,000 to $2,499, and 5 percent at $2,500 and up. A $1,200 rental is billed at 8 percent, or $96 per month. What is the onboarding cost to begin? A $100 Propertyware set up fee per portfolio plus a refundable Repair Reserve Fund of $500 per door, capped at $2,000. The total to begin is $600 for one door up to a maximum of $2,100 for four or more doors. How is the fee calculated for multiple properties? Each property is billed at the tier matching its own rent, then the monthly fees are added together. A $900 rental at 10 percent ($90) plus a $1,600 rental at 7 percent ($112) is a combined $202 per month. Is the Repair Reserve Fund money I lose? No. It is a refundable escrow returned when you exit management. Only the $100 set up fee is a true one time charge. Are management fees charged if the tenant does not pay? No. Management fees are charged only on rent actually collected, so a missed rent month means no management fee that month.
