Quick Answer

What are leasing only services? Alpine handles marketing, showings, tenant screening, lease preparation, and placement for a one-time fee of 100% of first month’s rent ($500 minimum). A $500 refundable deposit is required before services begin. You remain the property manager after placement — all tenant communication, rent collection, and maintenance are your responsibility. The leasing agreement remains active until your property is placed — typically 14–30 days. There is no ongoing commitment after placement.

This service begins only after your property is confirmed rent-ready and passes our inspection checklist.

Scope of Service: No Troubleshooting or Problem Solving

Leasing only means exactly that — we market the property and place a tenant.

Trip Fee Policy

If we arrive and the property is not rent-ready — utilities not working, keys don’t work, cleaning not completed — we document the issue, charge the applicable $150 trip fee, and leave. We do not stay to problem solve.

Common scenarios that result in trip fees:

  • Water is not turned on or hot water is not working
  • Keys provided do not work or grant access to the property
  • HVAC system is not functional
  • Cleaning has not been completed
  • Contractors or materials are still on site
Owner Responsibility for Utility Coordination

When scheduling utility activation (water, gas, electric), you are responsible for coordinating access with the utility company. Many utility companies require someone on site to activate service. If the utility company arrives without proper coordination, that is the owner’s responsibility to resolve — not ours.

Rent-Ready Requirements

All properties must pass Alpine’s Rent-Ready Checklist before we begin marketing. If any requirement is incomplete when we arrive, a $150 trip fee will be charged automatically.

  • All utilities activated, transferred to owner’s name, and verified working (water on with hot water confirmed, electricity on, HVAC functional)
  • Locks changed since last tenant/contractor access — we must be the only party with working keys
  • No contractors, tools, or construction materials on site
  • All paint, flooring, and final repairs completed
  • All appliances installed and fully functional
  • Property professionally cleaned and free of debris
  • HVAC, plumbing, and electrical systems in working order
  • Smoke detectors and carbon monoxide detectors installed and operable
  • Exterior presentable with lawn maintained
  • Working keys available and tested
Why Locks Must Be Changed

Previous tenants, contractors, and subcontractors may still have keys or lockbox codes. To maintain property security during marketing, locks must be changed before we begin. You can coordinate lock changes independently, or use our lock change service ($200 per door).

Secures your place in our leasing queue. Refunded in full once the lease is signed and your account is current. The leasing fee is billed separately at lease signing.

All Balances Due Before Key Handover

Zero Balance Policy

All accounts receivable — trip fees, à la carte charges, and the leasing fee — must be paid in full before we hand over keys and the signed lease. We do not release tenant contact information until your balance is zero.

Our Three-Step Leasing Process

1

Rent-Ready Verification

We ensure your property passes our rent-ready inspection covering utilities, repairs, cleaning, and functionality. Nothing begins until the property is truly ready.

2

Find and Screen Your Ideal Tenant

Professional marketing, photography, showings, and comprehensive background checks. We place qualified tenants who pay on time and take care of your property.

3

Place Tenant and Hand Off

Signed lease, collected deposits, and complete documentation transferred to you as the property manager. From this point, the tenant contacts you directly.

Frequently Asked Questions

Once the tenant is placed, we hand off the signed lease, collected deposits, and all documentation to you. From that point forward, you are the property manager — the tenant contacts you directly for all communication, maintenance requests, and rent payments. Our leasing engagement is complete at handoff.

Yes. We present qualified applicants to you for approval before executing the lease. You have full visibility into screening results and the final say on tenant selection.

Typical placement takes 14–30 days from the time the property is confirmed rent-ready and passes our inspection. Timing depends on market conditions, property condition, location, and pricing.

Our comprehensive screening includes credit check, criminal background check, employment and income verification (minimum 3x monthly rent), rental history review, and eviction history search. We verify all information directly with employers and previous landlords.

We document the issue, charge the $150 trip fee, and leave. We do not troubleshoot utility problems. It is the owner’s responsibility to ensure all utilities are activated, transferred to their name, and verified working before our visit.

Same as above — we document the issue, charge the $150 trip fee, and leave. We require working, tested keys before scheduling any property visit. Locks must be changed since the last tenant or contractor had access.

All trip fees, à la carte charges, and the leasing fee must be paid in full before we hand over the keys and signed lease. We do not release tenant contact information until your balance is zero.

Absolutely. Many of our leasing-only clients eventually transition to full management. Contact us anytime to discuss upgrading to our full-service property management program.
