To rent an Alpine managed home in Kansas City, each adult applicant pays a $75 non refundable application fee, combined household income must be at least 3.5 times the monthly rent, and you must have clean rental history with no evictions or landlord judgments. How to apply, step by step
- Review the rental criteria. Read the qualifications below before you apply. Submitting an application confirms you have read and understand them.
- Tour the home. View available homes and schedule a self tour through our showing system, or see the listing online first.
- Submit your application. Apply online through our resident portal. Every adult 18 and over who will live in the home submits an application and pays the $75 application fee.
- Screening and verification. We verify income, run credit, criminal, and eviction checks, and confirm rental history. A property manager will email within 24 business hours if we need anything else.
- Decision. A final decision is typically returned within 24 to 48 business hours after all documents are submitted.
- Lease signing and move in. Once approved, we send your lease, collect the deposit and first month's rent, and schedule your move in.
Rental qualification criteria
Income
Combined gross household income must be at least 3.5 times the monthly rent, verified with pay stubs, tax returns, or approved income documentation.
Credit
No minimum score for most homes. Properties at $1,700 or more per month require a 625 minimum. No open landlord judgments, rental collections, or unpaid utilities.
Rental history
Positive rental history free of evictions, landlord judgments, or unpaid housing related debts.
Deposit
Security deposit of 1.5 to 2 times the monthly rent. Paying it holds the home up to 10 days. First month's rent is due at lease signing.
Fees
$75 per adult application fee, non refundable. $100 administrative fee at move in, non refundable. One time pet fee of $300 per pet where pets are allowed.
Insurance and ID
