Application Process and Rental Criteria

The application fee is $75 per adult unless otherwise noted, and it is non refundable. There is also a $100 administrative fee that is non refundable and charged at move in. The administrative fee also applies any time a household member is added or removed after the initial lease signing, and no one may be added to the lease in the first 90 days of tenancy.

Combined gross household income must be at least 3.5 times the monthly rent. We verify income with recent pay stubs, tax returns, or other approved documentation.

For most homes there is no minimum credit score. For properties renting at $1,700 or more per month, the minimum is a 625 credit score. In all cases you must have no open landlord judgments, rental collections, or unpaid utility accounts.

The security deposit runs from 1 to 2 times the monthly rent, depending on the property and application. A home is not held without an approved application and a deposit. Once you are approved and have viewed the home in person, we accept the deposit, which holds the home for 10 days unless other arrangements have been made with management. A full first month's rent is due at lease signing.

The security deposit is fully refundable for up to 10 days from the date of payment, expiring at 5:00 PM local time on the 10th day, regardless of weekends or holidays. After that, it is non refundable. Cancellations to retract the deposit must be in writing via email before the deadline. If the specific property you placed a deposit on becomes unavailable, you can receive a full refund of your security deposit or transfer it to another qualifying property. If you transfer it to a new home, the 10 day refund window resets and begins anew on the exact date of the transfer.

Pets are allowed at many properties with a non refundable one time pet fee of $300 per pet. Size and quantity limits vary by home.

Renter's insurance with at least $100,000 in coverage for property loss and personal liability, with Alpine listed as an interested party on the liability policy, plus a valid photo ID and income documentation. Proof of insurance is required at the time of possession and again at lease renewal. Tenants are responsible for all utilities unless otherwise noted, and utility services must be started, with written verification provided, before you receive the keys. Confirmation numbers will not work. Applicants must be 18 or older unless a parent or guardian is the primary leaseholder.

It depends on your move in date. Move in on the 1st through the 15th of the month and rent is due on the 1st of every month and late on the 6th. Move in after the 15th and rent is due on the 15th of every month and late on the 20th.

Yes. A full month's rent is due at lease signing no matter what day you move in. The proration is applied to your second month instead, so your second payment is the partial amount that lines your lease up with your regular due date.

No. You only need to submit one application, and it stays valid for any qualifying Alpine property. You may still apply if you do not yet have a property in mind.

A property manager reviews your file and contacts you within 24 business hours if more information is needed, then returns a decision within 24 to 48 business hours once everything is submitted. Applications submitted during the first and last weeks of the month may take longer to process.
