Most Alpine homes offer a self tour through our showing system. You book it from the listing, verify who you are, and walk the house alone, with no leasing agent standing behind you. If you would rather have company, call the office and we will arrange it.
One warning, because it happens here every month. Alpine will never ask you to wire money, keep the keys after a self tour, or accept keys in the mail. Any listing that asks for that is a scam. Report it to 816-343-4520.
Every adult 18 and over who will live in the house applies online through the resident portal and pays the $75 fee, which is non refundable. You do not reapply for every house you like. One Alpine application stays valid for any qualifying Alpine property, so if the house you wanted leases while you decide, your file moves to the next one. The system does not take prepaid cards, so call the office if you need another option.
Read the rental criteria before you pay, because submitting an application confirms you already have. In Kansas City, Missouri, local Ordinance 231019 shapes how screening standards must be disclosed, so a compliant manager hands you those standards up front. We do.
Income. Combined gross household income of at least 3.5 times the monthly rent, verified with recent pay stubs, tax returns, or other approved documentation.
Credit. No minimum score on most Alpine houses. Homes renting at $1,700 or more require a 625. In every case we look for no open landlord judgments, no rental collections, and no unpaid utility accounts.
Rental history. No evictions and no unpaid housing related debts, verified with your prior landlords rather than taken off a form.
Background. Credit, criminal, and eviction checks run alongside the income and rental history work.
A property manager emails within 24 business hours if anything is missing, then returns a decision within 24 to 48 business hours once your file is complete.
The security deposit runs 1.5 to 2 times the monthly rent depending on the property and the application, and paying it holds the house for up to 10 days. First month rent is due at lease signing, and a $100 administrative fee is charged at move in. Where pets are allowed, and many of our houses do allow them, a one time pet fee of $300 per pet applies. You will also need renter's insurance with at least $100,000 in coverage listing Alpine as an interested party, a photo ID, and utilities in your name before occupancy.

The 2026 HUD fair market rent for a three bedroom here is $1,575, and the housing authority can approve 90 to 110 percent of that.
