Frequently Asked Questions

Our standard management agreement is for 12 months. After the initial term, it continues month-to-month unless either party provides 30 days written notice.

Owner distributions are processed by the 25th of each month for rent collected in that month. This timing ensures all maintenance expenses and accounts receivable are properly accounted for before your payout.

Owners are responsible for all repair and maintenance costs. We coordinate the work and ensure competitive pricing, but you approve expenses over your set threshold (typically $250–$500).

We enforce late fees per the lease terms and begin the eviction process if necessary. Management fees are only charged on rent actually collected.

Yes, but visits must be coordinated through us with proper notice to tenants as required by law — typically 24 hours in both Missouri and Kansas.

You can sell anytime. If sold during the first 12 months, the $500 cancellation fee applies. We can coordinate with realtors and provide property access for showings.
