How much does Alpine charge?

Our pricing is transparent and built to reward higher performing rentals. The management fee is tiered by the monthly rent collected. The more your property rents for, the lower the percentage you pay. That is the opposite of a flat fee, and it means a premium rental is never penalized.

What it costs to get started

  • $100 setup fee. A one time charge to onboard your property, set up your owner portal, and prepare your home for the market.
  • $500 per door repair reserve, refundable. We hold this to cover routine maintenance and repairs. It is capped at $2,000 total per portfolio, and it is your money. You get it back. The minimum to activate services is $600.

Leasing and other fees

  • Lease up fee: 50 percent of the first month's rent ($500 minimum). Charged when we market, show, screen, and place a new resident. Not charged to renew an existing tenant.
  • Lease renewal fee: 25 percent of one month's rent. When we renew a good resident rather than re leasing the home.
  • Cancellation fee: $500 if you cancel before the first 12 months.
  • Situational charges. Section 8 transfer $75 when applicable, municipal licensing $40 to $60 where a city requires it, and lawn maintenance from $55 per service if you want us to handle it.
  • No junk fees. No hidden markups on maintenance, no surprise administrative charges, nothing buried in the contract. Every charge above is disclosed up front and itemized on your monthly statement.
