Lease-Up Fee: 75% of one month’s rent ($500 minimum)
Covers marketing, showings, tenant screening, lease preparation, and move-in coordination.

Lease Renewal Fee: 25% of one month’s rent
Includes tenant income verification, lease compliance review, and new lease preparation.

Cancellation Fee: $500 if management agreement is cancelled before 12 months

Section 8/Housing Voucher Transfer Fee: $75 (if applicable)
Covers additional paperwork and coordination required for voucher program tenants.

Municipal Licensing Fee: $40 to $60 depending on city requirements

How long is the management agreement?
Our standard management agreement is for 12 months. After the initial term, it continues month-to-month unless either party provides 30 days written notice.

When do I receive my rental income?
Owner distributions are processed by the 25th of each month for rent collected in that month. This timing ensures all maintenance expenses and accounts receivable are properly accounted for before your payout.

Who pays for repairs?
Owners are responsible for all repair and maintenance costs. We coordinate the work and ensure competitive pricing, but you approve expenses over your set threshold (typically $250-500).

What happens if the tenant doesn’t pay rent?
We enforce late fees per the lease terms and begin the eviction process if necessary. Management fees are only charged on rent actually collected.

Can I still visit my property?
Yes, but visits must be coordinated through us with proper notice to tenants as required by law (typically 24 hours in Missouri and Kansas).

What if I want to sell the property?
