APPLICATION FEES ARE NON REFUNDABLE
Application fee is $75.00 per adult that will be living at the property unless otherwise noted.
Office visits: 208 NE 72nd St, Kansas City, MO, 64118. 9-3pm. We do close daily from 12-1 pm for lunch and are open until 6pm for appointments.
Applicant Qualification Criteria
At Alpine Property Management, Kansas City, LLC, we adhere to all Fair Housing Laws and evaluate every application in a consistent and non-discriminatory manner.
Income Requirement:
Combined gross household income must equal at least 3.5 times the monthly rent. Income must be verifiable through recent pay stubs, tax returns, or other approved documentation.
Credit Evaluation:
There is no minimum credit score required for most properties. However, for homes with a monthly rent of $1700 or more, a minimum credit score of 625 is required. Credit reports must show no open landlord judgments, collections for rental balances, or unpaid utility accounts.
Rental History:
Applicants must have a positive rental history, free from evictions, landlord judgments, or unpaid housing-related debts.
We review each application as a whole, considering income, credit, rental history, and other relevant factors together. Meeting minimum criteria does not guarantee approval, as all applications are subject to a complete background review.
Upon Approval:
Security Deposit: A home is not held without an approved application AND a deposit. All homes require a security deposit equal to 1.5 up to 2x the monthly rent.
Administrative Fee: Separate from the application fee, is a non-refundable $100 administrative set-up fee that will be charged on the date of move-in. This fee will also apply any time a household member is added or removed after the initial lease signing. You may not add anyone to the lease in the first 90 days of tenancy.
Insurance: All approved applicants must obtain renter’s insurance with coverage of no less than $100,000 for Property Loss and Personal Liability. Additionally, Alpine Property Management, Kansas City, LLC, must be listed as an interested party on the liability policy. Proof of coverage is required both at the time of possession and upon lease renewal.
Utilities: Tenants are responsible for all utilities unless otherwise noted. Utility services must be started, and written verification provided, prior to receiving the keys and taking occupancy. Confirmation numbers will not work.
Applicants must be at least 18 years of age, unless a parent or guardian is the primary leaseholder.

Application Process Is As Follows:
*Each applicant is required to provide a separate email address and must check it regularly throughout the application process to ensure timely communication.
*Once we receive your completed application, fee, and all requested documents, we verify everything and results are typically returned within 48 hours of us receiving all information back. Please note that if the application fee is bypassed or unpaid, we will not review your application unless prior arrangements have been made (e.g., paying in the office).
Application fees must be paid online at the time of submission, and pre-paid cards cannot be used for payment. If necessary, you can bring the fees and/or documents to our office at 208 NE 72nd St, Kansas City, MO 64118, Monday through Friday, 9:30 AM – 3 PM. We are open by appointment only from 3pm – 6pm. A dropbox is available for after-hours submissions.
Our office is closed on Wednesdays from 10 AM to 12 PM and daily from 12 PM to 1 PM for lunch.
*Once you fully submit your application, our property manager will reach out via email within 24 business hours to request additional information. We will carefully review all details you provide to support your application. You can expect a final decision within 24-48 business hours after all documents have been submitted.
Please note: Applications submitted during the first and last weeks of the month may take longer to process.
* A non-refundable, one-time pet fee of $300 per pet applies to all pets. The number of pets and size restrictions vary by property, so please contact the property manager for details.

Deposit & Move In: (you MUST view the property IN PERSON prior to paying a deposit)
*Once your application is approved, you can pay the deposit to hold the desired property. This will hold the desired property for up to 10 days. After 10 days the deposit is considered non refundable but can be used as a credit towards another property. If the applicant is a voucher holder, the holding time must be adjusted.
*Your first month’s rent is due at lease signing. If you move in mid-month, the second month’s rent will be prorated. Regardless of what day of the month you move in, you will still pay a full months rent.
Leases signed between the 1st and 14th of the month will have rent due on the 1st.
Leases signed between the 15th and the end of the month will have rent due on the 15th.
