Leasing only services provide professional tenant placement without ongoing property management. Alpine handles marketing, showings, tenant screening, lease preparation, and placement for a one time fee of 100% of first month’s rent ($500 minimum). You remain the property manager and handle all tenant communication, rent collection, and maintenance after placement. Owner is required to sign a 12 month contract that terminates once the property is leased.
Standard Leasing Package
Fee: 100% of First Month’s Rent (Minimum $500)
$500 Deposit Required Before Services Begin — This refundable deposit secures your place in our leasing queue and protects against abandoned projects or unpaid balances. Once the lease is signed and your account is current, the full $500 is refunded to you. The leasing fee is billed separately at lease signing.
This service begins only after your property is confirmed rent ready and passes our inspection checklist.

What’s NOT Included
This package does not include rehab management, contractor oversight, property cleaning, progress checks, or any ongoing management services after tenant placement. Additionally, we do not provide:
- Troubleshooting property issues (non working utilities, access problems, HVAC issues)
- Meeting utility companies or coordinating service activation on site
- Diagnosing why utilities aren’t working or why keys don’t function
- Securing or checking windows, doors, or property beyond standard lockup when departing
- Coordinating with contractors, handymen, or service providers
- Any problem solving or property management tasks
Important: If you need us to troubleshoot issues, meet vendors, or manage property problems, those services are available through our À La Carte Menu at additional cost.
Scope of Service: No Troubleshooting or Problem Solving
Leasing only means exactly that, we market the property and place a tenant. We do not diagnose property issues, troubleshoot utility problems, coordinate with utility companies, check windows or doors beyond basic lockup, or solve problems that arise during the marketing period.
If we arrive and the property is not rent ready, utilities not working, keys don’t work, cleaning not completed we document the issue, charge the applicable $150 trip fee, and leave. We do not stay to problem solve.
Common scenarios that result in trip fees:
- Water is not turned on or hot water is not working
- Keys provided do not work or grant access to the property
- HVAC system is not functional
- Cleaning has not been completed
- Contractors or materials are still on site
Owner Responsibility for Utility Coordination: When scheduling utility activation (water, gas, electric), you are responsible for coordinating access with the utility company. Many utility companies require someone on site to activate service. If the utility company arrives without proper coordination and causes issues (such as leaving faucets running), that is the owner’s responsibility to resolve, not ours.
Rent Ready Requirements
To ensure quality tenant placements and protect your investment, all properties must pass Alpine’s Rent Ready Checklist before we begin marketing:
Required Before Marketing
- All utilities activated, transferred to owner’s name, and verified working (water on with hot water confirmed, electricity on, HVAC functional)
- Locks changed since last tenant/contractor access (owner may coordinate independently or use our lock change service we must be the only party with working keys)
- No contractors, tools, or construction materials on site
- All paint, flooring, and final repairs completed
- All appliances installed and fully functional
- Property professionally cleaned and free of debris
- HVAC, plumbing, and electrical systems in working order
- Smoke detectors and carbon monoxide detectors installed and operable
- Exterior presentable with lawn maintained
- Working keys available and tested
Important: If any requirement is incomplete when we arrive for initial inspection, a $150 trip fee will be charged automatically. We cannot begin marketing until the property is truly rent ready.
Why Locks Must Be Changed
Previous tenants, contractors, and subcontractors may still have keys or lockbox codes from prior work. To maintain property security and control during marketing, locks must be changed before we begin. This protects your property from unauthorized access during the vacancy period.
You can coordinate lock changes independently, or use our lock change service ($200 per door). Either way, we need to be the only party with working keys during the leasing process.
Payment Policy: All Balances Due Before Key Handover
All accounts receivable including trip fees, à la carte service charges, and the leasing fee must be paid in full before we hand over keys and the signed lease to the placed tenant.
We do not release keys, provide tenant contact information, or transfer the signed lease until your account balance is zero. This protects both parties and ensures a clean handoff to you as the property manager.

One Bid Policy: Alpine provides one professional, line item contractor bid. We do not collect multiple competitive bids. If you want additional bids for comparison, you’ll need to coordinate those directly.
Cleaning Services: Our cleaning coordination starts at $325 minimum and varies based on property condition and square footage. Before and after photos are provided for your records.
Vendor Supervision: This is professional project management and quality control, not handyman work. We manage contractors, verify work quality, handle punch lists, and protect your investment. Billed at $125/hour.
Trip Fees Apply: Any site visit where the property is not in the condition described will result in a $150 trip fee. Please ensure accuracy when describing property readiness.

What happens after you place the tenant?
After tenant placement and move in, you become the property manager. We provide you with the tenant’s complete contact information, signed lease, security deposit accounting, and move-in inspection report. From that point forward, the tenant contacts you directly for rent payments, maintenance requests, and all ongoing communication.
Will I know who the tenant is before they move in?
For fair housing and discrimination compliance, we do not share applicant information or tenant details with owners until after the lease is signed and the tenant has moved in. This policy protects both you and us legally, and ensures our tenant relationships remain intact if property issues arise. We present only that we have a qualified, approved tenant ready for placement.
Do you handle rent collection?
No. With leasing only services, you collect rent directly from the tenant after move in. If you want us to handle rent collection, consider our full management services.
What if the tenant breaks the lease early?
You’re responsible for finding a replacement tenant. We can place another tenant for an additional leasing fee. Alternatively, switching to full management services provides more protection if a tenant moves out within the first 6 months, we place a replacement tenant at no additional cost.
How long does it take to find a tenant?
For rent ready properties priced correctly, we typically place tenants within 14-30 days depending on market conditions and property location.
What screening do you perform on tenants?
We conduct comprehensive screening including credit checks, criminal background checks, eviction history, employment verification, income verification (minimum 3x rent), and previous landlord references.

Do you provide the lease agreement?

What if utilities aren’t working when you arrive to show the property?
If utilities are not fully functional, no water, no hot water, no electricity, HVAC not working we cannot show the property. A $150 trip fee applies, and showings are suspended until you confirm the issue is resolved. We do not troubleshoot utility issues or coordinate with utility companies. That responsibility remains with the owner.
