What fees are assessed to owners?
Management Fee: 10% of the monthly rent (Fees may be reduced for owners with multiple properties or higher-than-average target rents.)
Leasing Fee: 100% of the first month’s rent
How are late payments and non-payment addressed?
After the 10th of each month, a flat fee of $100 will be assessed on all late rental payments. If a tenant accumulates too large of an outstanding balance, eviction proceedings may begin, at the owner’s discretion.
What efforts are made to renew leases for tenants in good standing?
Alpine sends out 90-, 60-, and 30-day notices reminding tenants of their impending lease expiration. Calls are also made to determine whether these tenants will be renewing their lease or signing an “Intent to Vacate” form. Lease renewals are performed in-person at the property to ensure tenants have maintained proper upkeep.
How are owners paid?
Alpine shall render, within twenty (20) business days after the end of each calendar month detailed monthly cash basis statements of receipts, expenses, and charges for the preceding month and to remit to Owner with such monthly statements all net receipts less disbursements, expenses, fees and reserves or as otherwise directed by the Owner from time to time.
How are maintenance issues handled and communicated to owners?
Work orders are logged online for each maintenance call made. Alpine has a strong team of independent contractors skilled in various maintenance areas to address issues quickly and efficiently.
Alpine asks that owners keep a maintenance minimum to cover any standard calls. For work exceeding the maintenance minimum, Alpine requires owner approval before proceeding. Emergency situations are addressed as they occur, and Alpine reserves the right to approve immediate maintenance exceeding the portfolio minimum if it is deemed necessary to protect either the integrity of the property or the tenant’s safety.
What screening is performed for prospective tenants?
Alpine’s extensive background check review both credit and criminal history. Any applicants with evictions or felony criminal convictions within the last 10 years are subject to denial. For a more complete list of items that may affect an applicant’s approval status, click here.
What efforts are made to ensure my vacant properties are leased in a timely manner?
Alpine works diligently to place great tenants into our owners’ properties. Our marketing strategies to get your property leased include:
– A dedicated website
– Listings on third-party sites (Zillow, Trulia, HotPads, CraigsList, etc.)
– Yard signs
– Social media blasts
Our independent agents also use their own skills as marketers to sell prospective tenants during one-on-one showings and by aiding them through the application process.
How will I receive updates about the status of my property?
Alpine utilizes the online property management platform to communicate with both Tenants and Owners. Our accounting, marketing, maintenance and office managers update the Tenant and Owner Portals regularly to keep our clients up to date. The portals can also be utilized to send messages to Alpine staff when you might have questions, comments or concerns.
Our office hours are from 9 a.m. to 5 p.m CST. Monday through Friday, and questions can also be addressed via phone or email during those times.
